How the Investment Works

Clearmont Capital finds the deals, negotiates the purchase and financing, and closes the deal. Buy owning the properties first this allows us put your money to work for you asap and shows you, the investor, we also have skin the game.

Accredited Investors become partners in the actual real estate. This is NOT a REIT or Stock.

Our portfolio of properties generates monthly rental payments from our creditworthy tenants.

We pay out cash distributions monthly to you, the investor.


We require a minimum of 5 year investment.

The average monthly rate of return 4%. Real estate like any other investment is subject to market fluctuations which will affect the return.

Income is produced by rental income from tenants and the sale or re-financing of the property after the maturity date.

We have averaged a historical maturity benefit return of 8-10%. Historically, real estate has produced very secure high rates of return. However, due to market conditions beyond our control this rate of return can vary and is subject to market conditions.

Yes. We offer a 4% monthly and an 8% maturity benefit preferred rate of return.

We provide a maturity benefit once your 5 years of investment matures. We provide this by way of selling or re-financing the property your investment has been applied to.

Investment opens once a property has been acquired and requires a capital injection.

Yes, we own the real estate assets regardless of external investment. This ensures all acquisitions and holdings are scrutinized and all due-diligence has been completed by our qualified team of professionals.

Most of the real estate assets we hold are residential properties with a limited percentage of commercial properties.

Your investment is applied to the down payment of the properties. The rest of the property is funded by traditional financing through financial institutions.

All properties that we acquire have a maximum 80/20 loan to value (LTV). This ensures your investment is safe and not over leveraged.

Clearmont Capital was founded by Dan Crosby who is an active real estate investors who has experienced significant success in the area. We apply these same principles used to produce these results that have worked for his personal portfolio.

We produce income only if we produce results. Our income comes from producing rates of return beyond the preferred rate of return of 4% monthly return and the maturity benefit of 8%.
